The real estate world’s changing. We’re making that a good thing.
Old norms for agent commissions are going by the wayside, and it’s causing quite a stir in the real estate market. One big outcome: buyers may have to pay their agent out of their own pocket, or ask the seller to pay it for them as part of the deal (which can weaken an offer). We’re making this easier on everyone by charging a low 2% commission while upholding our standard of top-notch service. And at the end of the day, we really just like pairing great people with great houses.
Our reduced rates don’t translate to reduced service.

And our reduced rates don’t translate to reduced service. We still take care of the same details we always have:
Full valuation analysis, including comparable sales (“comps”)
Strategic consultation regarding all offer terms
Professional preparation and submission of offers
Coordination with lender, including pre-approval letters and appraisal orders
Preparing and reviewing all other paperwork, such as contract addenda
Reviewing all seller disclosures
Arranging and attending inspections, including meth testing, radon testing, and sewer scopes
Handling all negotiations with sellers’ agents
Appraisal review
Reviewing settlement statements
Coordinating settlement and closing
General psychological support in the form of listening, communication, and, as needed, wine
What this means in real-life buyer scenarios:
-
If a buyer’s agent charges 3% (typical)
$500,000 purchase price
$50,000 downpayment
$3,000 closing costs
Seller covers buyer’s agent commission; no credit to buyer from buyer’s agent
Buyer pays $53,000 at closing
vs.
Paul and Monica charge 2%

Paul and Monica give 1% credit to buyer
Buyer pays $48,000 at closing
That's a difference of $5,000 in your pocket.
