Old norms for agent commissions are going by the wayside, and it’s causing quite a stir in the real estate market. One big outcome: buyers may have to pay their agent out of their own pocket, or ask the seller to pay it for them as part of the deal (which can weaken an offer). We’re making this easier on everyone by charging a low 2% commission while upholding our standard of top-notch service. And at the end of the day, we really just like pairing great people with great houses.

    • Full valuation analysis, including comparable sales (“comps”)

    • Strategic consultation regarding all offer terms

    • Professional preparation and submission of offers

    • Coordination with lender, including pre-approval letters and appraisal orders

    • Preparing and reviewing all other paperwork, such as contract addenda

    • Reviewing all seller disclosures

    • Arranging and attending inspections, including meth testing, radon testing, and sewer scopes

    • Handling all negotiations with sellers’ agents

    • Appraisal review

    • Reviewing settlement statements

    • Coordinating settlement and closing

    • General psychological support in the form of listening, communication, and, as needed, wine

  • If a buyer’s agent charges 3% (typical)

    • $50,000 downpayment

    • $3,000 closing costs

    • Seller covers buyer’s agent commission; no credit to buyer from buyer’s agent

    • Paul and Monica give 1% credit to buyer
